Asset Protection & Warranty Compliance
Commercial roof restoration is about asset preservation. Our mission-driven staff is trained to navigate flat-roof complexities, including complex drainage systems, parapet walls, and sensitive HVAC arrays. By utilizing manufacturer-approved chemical applications and strict low-pressure tactics, we guarantee a flawless clean that keeps your facility fully compliant with all commercial roofing warranties. To maximize the lifespan of your investment, we also offer complete fluid-applied silicone encapsulation. Following our rigorous surface extraction protocols, this seamless coating permanently waterproofs the membrane, locking in the restored condition and shielding your facility against future environmental degradation.
Our Property Protection Protocol
We take several steps to ensure your property stays safe from exposure to our cleaning solutions. This ensures the health and safety of your materials, plants, and guests.
1
Perimeter Pre-Hydration
Before any treatment begins, we thoroughly saturate all surrounding landscaping, grass, and sensitive surfaces with fresh water. This creates a natural barrier, filling the leaves and root systems with water so they cannot absorb any of our cleaning solutions.
2
Runoff Containment
We do not allow chemicals to dump freely into unauthorized or unsafe areas. We strategically bag, tape, or redirect your gutter downspouts to control the flow of the soft-wash solution, ensuring all runoff is safely routed away from storm drains or other hazardous areas where necessary.
3
Calibrated Application
We apply our soft-wash solutions using commercial-grade proportioning systems. This allows us to use exact chemical metering at low pressure, completely eliminating dangerous overspray and wind-drift so the treatment hits the targeted organic growth and nothing else.
4
Final Neutralization & Rinse
Once the roof or siding is fully restored, we execute a comprehensive post-rinse of your entire perimeter. We apply a specialized neutralizing agent to instantly neutralize any trace remaining chemicals, guaranteeing the area is completely safe for your guests and surrounding vegetation

Identifying the Organic Threat
The Mechanical Destroyer
Moss is a highly resilient, primitive plant that acts as a relentless mechanical destroyer by trapping a permanent layer of moisture against your roof. Rather than true roots, it drives microscopic anchoring structures called rhizoids deep into your shingles or concrete tiles, physically prying the materials apart as it swells. During cold Pacific Northwest winters, this trapped water freezes and expands, systematically shattering your roof’s structural armor from the inside out. If left unchecked, this continuous physical weathering degrades your roof's watertight seals and creates direct pathways for costly interior water damage.

The Chemical Weatherer
Lichen is a highly resilient symbiotic organism- a complex partnership between fungi and algae- that act as an aggressive chemical weatherer on your roof. To anchor itself and extract trace minerals, lichen secretes powerful organic acids that actively dissolve the structural binders of your roofing materials. This continuous acidic etching permanently scars the surface, stripping away your roof's protective defenses and leaving the material structurally weekends and highly porous. Once this vital armor is compromised, the degraded surface readily absorbs moisture, accelerating the path to water intrusion and premature roof failure.Â

The Limestone Feeder
Gloeocapsa Magma is a highly adaptable cyanobacteria- frequently misidentified as black mold or simple algae- that creates a dark, UV-protective shield responsible for the heavy black streaks common on modern roofs. This organism actively feeds on the crushed limestone (calcium carbonate) used as a structural filler in your asphalt shingles, slowly depleting the material of it's vital weight and stability. As the bacteria colonizes and darkens the surface, it drastically increases solar heat absorption, leading to thermal shock and the premature degradation of the shingle's essential waterproofing oils. Furthermore, by building up a layer of organic biomass and retaining trace moisture, it acts as the primary pioneer species that prepares the surface for even more destructive moss and lichen to eventually take root.

The Moisture Trap & Catalyst
Roof debris—such as fallen leaves, pine needles, and branches—acts as a physical barrier that fundamentally disrupts your roof's engineered ability to rapidly shed water. As this organic litter accumulates in valleys and along shingles, it creates physical dams that force flowing rainwater to back up and travel laterally beneath your overlapping roofing materials. Furthermore, as this debris decays, it breaks down into a nutrient-rich, acidic biomass that traps a permanent layer of moisture against the roof's surface. This decaying matter not only accelerates the deterioration of your roof's protective layers but also provides the perfect, saturated seedbed required for destructive moss and lichen colonies to rapidly take root.

TPO
(Thermoplastic Polyolefin)

Standard bleach-heavy mixtures are highly destructive to TPO, actively accelerating chemical embrittlement within the polymer matrix. We enforce a strictly chlorine-free, zero-VOC operational protocol to prevent this degradation. Furthermore, when isolating hazards like hardened tree sap, we universally reject the use of metal scrapers. Instead, our technicians deploy a precise freeze-and-scrape thermal reduction method using ice and specialized plastic tooling to guarantee zero risk of punctures.
PVC
(Polyvinyl Chloride)

Subjecting a PVC roof to industrial hot-water power washing is a catastrophic error. Extreme heat actively boils out the membrane's remaining chemical plasticizers, rendering the plastic brittle and highly prone to shattering under foot traffic. Our protocol strictly mandates ambient-temperature chemical emulsification. Additionally, before a single drop of solution is applied, we manually pre-clear all primary drains and parapet scuppers to guarantee rapid fluid evacuation and prevent structural water-weight stress on your facility.
EPDM
(Ethylene Propylene Diene Monomer)

When inexperienced crews wash rubber roofing, heavy black runoff is often ignored as just "stubborn dirt." In reality, this is the accelerated "chalking" breakdown of the rubber’s carbon reinforcement caused by aggressive washing. To safely address localized threats like heavy tar or sap without degrading the matrix, our strict field protocol limits spot treatments exclusively to 90%+ isopropyl alcohol or approved citrus solvents. We immediately follow this with a rapid neutralization flush using specialized commercial degreasers to restabilize the rubber.

Fluid-Applied & Silicone Coating Systems
Combining chlorine-based organic neutralizers with commercial prep cleaners in an attempt to save time triggers a hazardous chemical reaction and toxic gas release. We strictly isolate our chemical phases to ensure total membrane safety. Any required biological neutralization is fully executed and completely flushed from the roof before we deploy our precisely diluted 1:9 zero-VOC, water-based surfactant. This phased approach leaves the surface pristine and perfectly prepped for future adhesion.
